Want a Home But Can't Get Financing?

Many of our properties we own can be purchased from us by what is known as "Lease Options" or "Lease/Rent to Own". This product allows you to TRY BEFORE YOU BUY. Basically you rent the house from us for a specified time period, which is usually 2-3 years. After that period, you have the option to buy the house. If you want to buy it, we help you find financing to buy it from us. If you don't want to buy it, we will help you find a house that you do want to buy.

• How does it work?
• You find a property that you would like have a lease option with us
• You sign a lease agreement with option to buy for a specific time period and amount (both rental price and sales price)
• Option Money, which is non-refundable and due at time of signing, for the right to buy after the lease period is over. Normally it's about 2-5% of the sales price.
• 1st months rent is due at time of signing as well. This is whatever the agreed rental price in the lease contract.
• You rent for whatever time period is specified in the lease agreement, which is normally about 2-3 years.
• After that time period is over, you can say yes or no to your option.
• No credit checks and you don't need 10%-20% down.
